Current Real Estate & Personal Property Taxes

General Information

Real Estate and Tangible Personal Property taxes are considered Ad Valorem taxes. Ad Valorem means according to worth, indicating the tax is determined based upon the value of property.

The Property Appraiser's Office establishes the value of the property; the Board of County Commissioners, School Board, City Commissioners and other levying bodies set the millage rates. One mill equals $1.00 per $1000.00 of property value. Using these values and allowing for exemptions, the tax roll is completed by the Property Appraiser. It is then certified to the Tax Collector who merges the non ad valorem assessments into the certified tax roll.  Then, the Tax Collector mails the tax notice to the owner's last address of record as it appears on the tax roll.

Keep in mind, that it is the responsibility of each taxpayer to see that the taxes are paid regardless of whether a tax notice is received or not. If you do not receive a tax bill in November, contact our office at 727-562-3262 or access the Search/Pay Taxes Online button and search our tax roll database. Taxes become delinquent on April 1 at which time interest and other applicable costs are added to the gross amount of tax. Beginning May 15th, certified funds are required for payment of the current year's real estate tax bill.

The Property Appraiser's Office is responsible for maintaining address records that appear on the tax notice. You can change your mailing address with that office by faxing a request with your name, the parcel number, property address and new mailing address to 727.464.3448, or you may mail your request to the Property Appraiser, 315 Court Street, 2nd Floor, Clearwater, FL 33756. The change of address form can be obtained online at http://www.pcpao.org/chgofaddr.pdf.
